Learn About Listing
When you hire me as your listing agent…
... you are getting a Realtor who is committed to this as my full-time career. I attend continuing education classes to stay current with today’s market trends. What this means for you is that I am learning the latest information to keep you ahead of our competition.
I am a strong networker! I regularly meet with other business professionals to help each other promote our businesses. That means I am exposing your home to business leaders who can help spread the word that your home is on the market.
Communicating with you on a regular, systematic, basis means you will never be left wondering how things are progressing on the showings and marketing of your home. For you, this equals a stress-free experience from start to finish.
It is my goal to ensure that the process of selling your home is as undisruptive as possible, which will give you peace of mind through this important process. I aim to provide continued assurance that I am staying on top of every detail regarding your home.
I am committing this to you, as your professional real estate consultant.
My Personal Objectives
- Pursue every possible qualified buyer for your property, until it is SOLD.
- Constant communication with you, to keep you informed on all activity related to your property and any changes in the market that may impact your investment.
- Negotiate on your behalf with buyers to obtain the best and highest offers for your consideration.
- Provide you with routine updates regarding any relevant changes in the marketplace.
- Close consultation with you to ensure your property is strategically presented and priced.
- Regular contact with you describing the reactions of prospective buyers to every aspect of your property.
What I Do to Get Your Home Sold
Step One: Pricing
The first step in selling your home quickly is pricing it right. That’s why I spend time completing a comparative analysis, reviewing that information with you, and then coming up with a competitive price to get your home sold for the most money, in the least amount of time.
Step Two: Home Staging
When preparing your home for sale, I work with Sylvia Dunn from Home Staging Works. The premier company for home staging in the Spokane area. With Sylvia, your home is attractively presented and ready to sell. Buyers’ agents attest that staged homes increase offers by up to 5%.
Step Three: The Yard Sign
Once we’ve agreed on a price and your home is staged, it’s ready to show. Then, I begin a full marketing program, starting with my sign in your yard. I’ve worked hard to create a great reputation in the marketplace, so my “For Sale” sign draws agents and buyers who have seen or heard of me and are confident in working with me.
Step Four: Virtual Tour
Buyers today are tech-savvy. Many of them want the opportunity to “tour” your home from the comfort of theirs. Venture-Publishing.com starts by taking high quality photos of you home, then I use HDPhotoHub.com to create an eye-catching multimedia tour of your home.
Step Five: Internet Advertising
I market your property in full color, 24-hours a day, to buyers around the world on my website, my broker’s website, Facebook®, and more. Buyers can see your home whenever and wherever it is convenient for them..
Step Six: Promotion to Other real estate agents
I promote your property on the MLS (Multiple Listing Service). This gives 1700 local agents access to your listing info. These agents and their clients are able to see full details of your home.
Easy Exit Listing Agreement
What’s your biggest fear when you list your home with a real estate agent? It’s simple. You worry about being locked into a lengthy listing agreement with a less than competent Realtor, costing your home valuable time and exposure on the market.
Well, worry no more. Cheryl Hartzog at R.C. Schwartz Real Estate takes the risk and the fear out of listing your home. How? Through the EASY EXIT Listing Agreement.
When you list your home with me, this agreement allows you to cancel your listing with me at any time. No hassles. It’s just that easy!
Only one restriction applies… I ask that you voice your concern and give me seven (7) days to try and fix the problem. That seems fair, doesn’t it? If I can’t fix any concerns within the seven-day period, you are free to withdraw your listing with me
